Asset Managers

Providing specialized training for asset managers.

Asset managers play a key role in maximizing profit per square foot for a hotel owner. Most often you, as an asset manager, are faced with a portfolio full of assets both branded and unbranded. In this complex and stressful role, it is critical that you understand how well your revenue manager is performing.

The Problem.

In order to properly measure the performance of the revenue manager, asset managers have to know which questions to ask and which KPIs are the most critical to measure. It is also important for an asset manager to ensure that they are getting the answers to their questions without getting caught up in small details. By providing specialized training in this area, Buckhiester has been able to help numerous asset management companies and REITs.

The Solution.

Let us analyze your properties performance and provide you with the key metrics you need to review in order to benchmark revenue optimization of your asset. Learn which questions to ask about index balance, market penetration, trending competitive performance, leveraging the value proposition, and whether the business mix you have is optimal in terms of total revenue management.

Case Study.

Ashford Hospitality Trust—Dallas, Texas. Multi-billion-dollar REIT with 117 multi-branded and independent properties.

This assignment initially involved a comprehensive revenue management audit for a selection of four Marriott-branded hotels (Courtyard, SpringHill Suites, Fairfield, & Residence Inn by Marriott). After the audit was completed, the whole division of asset managers were trained on what to look for in their respective multi-hotel, multi-branded portfolios with regard to optimal revenue management practices. Training included comprehensive onsite workshops and follow-up individual real-time coaching with each asset manager.

The asset managers were able to move forward with a strategic plan for helping the revenue team optimize demand and dramatically enhance revenues. The team of asset managers were also comfortable analyzing KPIs and asking the right questions to enhance performance.

Kind words from our clients

We would not hesitate to engage them in the future.

“We had the pleasure of working with the Buckhiester group in 2014-2015.  The initial project involved comprehensive revenue management audits for four assets.  Subsequent to that initiative, we decided to take our Asset Managers who have diverse portfolio responsibilities and guide them through a process whereby they knew what revenue management related metrics to analyze and what deep-level questions to ask in order to optimize the efforts of their revenue teams at the property level. Buckhiester created several workshops and conducted a follow-up coaching curriculum that enabled our asset management division to significantly improve performance on a property by property basis.  We would not hesitate to engage them again in the future.”
